Billingley View, Barnsley
Full plot joinery on 16 low-carbon council homes in Barnsley, carried through a change of main contractor
Project overview
Billingley View is a Barnsley Council scheme of 16 semi-detached homes for council rent - ten two-bedroom and six three-bedroom - built to the council's all-electric Barnsley Low Carbon Standard. The council's tender notice put the scheme at about £3m.
CJ priced the full joinery package for Torpoint Ltd, the original main contractor, and worked through 2022 and early 2023. When William Birch & Sons took over the build in 2023, CJ was appointed to complete the outstanding joinery on a labour-only basis.

The challenge
Part-way through the build the main contractor changed, leaving plots at different stages. The remaining joinery had to be picked up under a new contractor, a new programme and new site management without losing quality across the homes already started.
Our approach
Because CJ had priced and tracked every plot from the start, we could hand William Birch & Sons an exact picture of what was left on each home and remobilise quickly to finish it. The same plot-by-plot schedule of rates carried across both contracts.
Outcome
CJ completed the joinery across all 16 homes.
