Middleton, Leeds
Residential (New Build)

Project overview

Acre Road is a scheme of 18 new homes in Middleton, south Leeds, built by Torpoint Ltd across four house types. CJ was appointed for the full carpentry and joinery package on a fixed lump-sum basis, supplying the labour, small plant and all fixings and adhesives.

The work ran plot by plot alongside the bricklayers, roofers and services trades, from roof trusses at the top of the masonry through to ironmongery and bathroom fittings at handover.

The Challenge

The challenge

The joinery had to keep pace with a plot-by-plot programme, with roof and floor carpentry needed early to keep the bricklayers and roofers moving, and finishing trades queuing behind first and second fix. Four house types meant four sets of quantities and details to manage across 18 plots.

Our Approach

Our approach

CJ priced and tracked every plot individually against a schedule of rates, so each house type had its own quantities from trusses to final fix. Labour was moved between plots to match the main contractor's programme, with our own setting out, supervision and rectification included in the lump sum.

Outcome

CJ delivered the full joinery package across all 18 homes for Torpoint Ltd, completing in 2020.
