Dobree House, University of Leeds

Installing 200+ doorsets across a multi-floor student residence in just eight weeks

Charles Morris Hall, Leeds
Student Accommodation

Project overview

Dobree House forms part of Charles Morris Hall, a central University of Leeds student accommodation complex on Mount Preston Street. The summer works were programmed into a tight vacation-period window, creating a fixed deadline for completion before the building returned to normal student use.

CJ Joinery worked for Rhodar Industrial Services, with Elite Door Solutions providing the doorsets and ironmongery used on the project. The package extended across multiple floors and included a mixture of bedroom, kitchen, riser, stairwell, corridor and entrance doors.

The Challenge

The challenge

The main challenge was the programme. More than 200 doorsets had to be completed across a large multi-floor student accommodation building within an eight-week summer window.

The fixed completion date left very little room for lost time. Materials, labour, floor-by-floor access, installation sequencing, quality checks and final sign-off all had to remain aligned so that each level could be completed efficiently and the overall building could be handed back on time.

Our Approach

Our approach

CJ structured the works around a disciplined floor-by-floor installation sequence, maintaining a strong flow of labour and coordinating closely with Rhodar and Elite Door Solutions so doorsets and ironmongery were available when required.

  • Maintaining a consistent installation rhythm across multiple floors
  • Planning labour around a fixed eight-week completion deadline
  • Coordinating door and ironmongery availability with the project team
  • Keeping fire-door installation quality consistent across a high-volume package
  • Completing quality checks and sign-off as works progressed rather than leaving close-out until the end
  • Keeping multiple workfaces moving without losing programme efficiency

Outcome

CJ Joinery successfully delivered and installed more than 200 doorsets within the eight-week summer programme.

The strongest part of the project was CJ's ability to manage a large multi-floor package against a very tight deadline. The project demonstrated the efficiency of the site team, the value of structured sequencing and CJ Joinery Contracts' ability to deliver high-volume doorset packages where programme certainty is critical.
