Scope of Works

Scope of works

CJ Joinery delivered a 100% labour-only installation package, with materials supplied by Walter Thompson and other project suppliers.

  • Installation of internal door frames, door leaves and associated ironmongery across the care home
  • Approximately 1,313m of MDF architrave
  • Approximately 1,234m of MDF skirting
  • Approximately 1,589m of intumescent and smoke seals
  • Approximately 213m of pig's-ear timber handrail
  • Window boards and curtain battens
  • Corian-style vanity and sanitary shelving
  • Installation of kitchens and worktops to laundry, hub, therapy, dining, nurse station, sluice, drug store, staff and training areas
  • Specialist staircase joinery to 4 cast-concrete staircases
  • Timber stringers, newel posts, spindles and handrails to the staircases
  • Coordination with other trades across a large, multi-room care-home fit-out
The Challenge

The challenge

The main challenge was programme pressure. The project contained a large volume of second-fix joinery spread across many different room types and areas. CJ had to maintain a fast installation rate without compromising finish or coordination with other trades.

The staircases were one of the more technically demanding elements. The building had cast-concrete stairs, and CJ installed the timber finishing package to four staircases, including timber stringers, newel posts, spindles and handrails. Achieving an accurate, consistent finish over the concrete construction required careful setting out and skilled joinery.

Our Approach

Our approach

CJ used a well-organised labour team to keep multiple areas progressing and to make the most of the scale of the package. The team coordinated closely with Walter Thompson and other trades, prioritised areas in line with the construction programme and moved efficiently between doors, finishing joinery, kitchens, vanity units and staircase works as areas became available.

  • Efficient delivery of a large labour-only package
  • Maintaining quality under programme pressure
  • Strong coordination with other trades
  • Careful setting out and finishing to the concrete staircases
  • Managing a wide range of joinery workstreams at the same time
  • Maintaining consistent workmanship across repetitive and bespoke elements

Outcome

CJ Joinery successfully delivered the package while working to a demanding programme. The project is a strong example of the type of work CJ performs particularly well: large commercial joinery packages where good organisation, experienced labour and close coordination allow the team to work efficiently across multiple workfaces.

The combination of high-volume second-fix work and more detailed staircase joinery demonstrated both the productivity and technical capability of the site team.
