Spencerbeck House Fire Door Replacement
Replacing the communal fire doors in an occupied residential block, floor by floor
Project overview
Spencerbeck House is a residential block in Ormesby, Middlesbrough, owned by Beyond Housing. Its communal doors - stair and landing doors, electrical and riser cupboards, bin chute rooms, ground-floor offices and the lift motor room - were replaced as part of Beyond Housing's fire door works, delivered by Novus Property Solutions.
CJ was appointed to remove the existing doors and install the new factory-made doorsets. The doors were surveyed in October 2021, and installation started in January 2022 once the doorsets arrived.

Scope of works
- Removal and disposal of the existing communal doors and frames
- Installation of about 118 new fire doorsets with architraves and ironmongery
- Fire-stopping around every frame with fire-rated foam and intumescent packers, or intumescent mastic for small gaps
- Widening door openings where the new doorsets needed it
- Installing side screens
- Removing brickwork at the electrical cupboard doors on 9 floors
The challenge
The building stayed fully occupied, so every communal door, including stair and landing fire exits, had to be swapped without leaving residents without safe routes. The 54mm fire doors weigh over 65kg each, and some existing openings needed widening or brickwork removing before the new sets would fit.
Our approach
We planned the work floor by floor from the 9th floor down, with each door given its own day or half-day slot in the programme. Doorsets arrived in three batches to keep landings clear. Two joiners handled and hung every fire door, moving them on wheeled trolleys, and every frame was fire-stopped to set gap tolerances before Novus signed it off.
Outcome
CJ replaced the communal doorsets across all 10 floors of Spencerbeck House in about ten weeks.
